The Community Manager is responsible for overseeing all operational, financial, and resident relations aspects of our 444 bustling apartment community. The candidate for this role must have experience in sales, building and leading a successful team, and a positive can-do attitude.

Key Responsibilities

Property Operations:

  • Oversee the daily operations of the property, ensuring compliance with company policies, local regulations, and safety standards.
  • Conduct regular property inspections to maintain curb appeal and functionality.
  • Manage maintenance requests, ensuring timely and cost-effective resolutions.

Resident Relations:

  • Provide exceptional customer service and act as the primary point of contact for residents.
  • Address and resolve complaints and concerns promptly and professionally.
  • Organize and promote community-building events to increase engagement.

Financial Management:

  • Assist in developing the annual budget and manage the property’s monthly budget ensuring profitability and adherence to financial goals.
  • Collect rents and enforce lease terms in compliance with legal requirements.
  • Monitor and approve expenditures, managing accounts payable and receivable.

Leasing and Marketing:

  • Develop and implement marketing strategies to attract and retain residents.
  • Familiarity with social media platforms is an essential requirement of the job. Post relevant and engaging activity daily to social media (tiktok, instagram, facebook etc).
  • Oversee leasing activities, including tours, application processing, and lease signing.
  • Monitor market trends and adjust rental rates to remain competitive.

Team Leadership:

  • Recruit, train, and supervise onsite staff, including leasing consultants, maintenance personnel, and other team members.
  • Conduct regular team meetings and provide performance feedback.
  • Ensure compliance with HR policies and promote a positive workplace culture.

Reporting and Compliance:

  • Prepare and submit regular operational and financial reports to the Regional Property Manager.
  • Ensure compliance with fair housing laws, OSHA regulations, and other relevant laws.
  • Maintain accurate records, including lease agreements, service requests, and financial documents.

Qualifications

Education and Experience:

  • Bachelor’s degree in business, real estate, or a related field (preferred).
  • 4+ years of property management experience, including supervisory responsibilities.
  • CAM, ARM, or CPM certification (preferred but not required).

Skills and Abilities:

  • Strong leadership and team management skills.
  • Excellent communication and interpersonal skills.
  • Proficient in property management software. (We use RealPage)
  • Detail-oriented with strong problem-solving and organizational skills.
  • Knowledge of property maintenance, leasing, and marketing practices.

Other Requirements:

  • Ability to work flexible hours, including evenings and weekends, as necessary.
  • Valid driver’s license and reliable transportation.
